When John went to Japan to visit a potential vendor for his company, his wife asked him to pick up a string of pearls. The vendor was located in the cultured pearl growing center of Japan. One afternoon when business finished early, John asked the Japanese company marketing manager where was the best place to buy a pearl necklace. The marketing manager said he would be glad to take him and his associate, Keith there.

At the store, John found a beautiful necklace with no price tag but said that he wanted to spend only about $500. The stored salesman paused for a significant amount of time and then said that it just happened that the price of this necklace was $500. This surprised John since similar pearls he and his had seen in the U.S. cost significantly more. However, he rationized that he was in the Japanese city where they grew cultured pearls so they would be cheaper.

John's wife was delighted with the gift and decided to insure it. She took it to be appraised and was told it was worth $2500 wholesale. When John told his associate Keith about the value of the necklace, Keith replied "Didn't you see what was going on at the pearl store?" When you said you were looking to pay only $500, the pearl store salesman looked the marketing manager who nodded and then the salesman agreed to the $500 price. John had no idea of what had gone on.

John did not approve the Japanese company as a supplier.

rates are estimated at 5%, 6%, and 7%. The time period for receiving the

pages of Chapter of Fiscal Administration on cost benefit and cost-effectiveness
analysis. Cost-benefit analysis is a technique that assumes all costs and
benefits can have a dollar value attached to them. It is a tool and should not be
used as the sole basis for decision making. The result of a calculation is a ratio
between costs and benefits. After all other calculations have been made the
analysis needs to conclude with the calculation the ratio between costs and
benefits. If in the ratio costs exceed benefits the project advice is to not accept
the project and to consider accepting the project if benefits exceed costs.
Consider the following example from the fictitious Swobodaville to build a
Community Windmill Renewable Energy Project. The following has been agreed
upon.
1. Land is already owned. The price of a new is windmill is $150,000. A
minimum of fifty windmills are needed to achieve desired efficiency compared to
the current coal burning method.
2. Staff training costs over three years when considering direct costs including
loss of productive hours while in training will be $55,000 for each of the ten
specialists to be hired.
3. The annual operating and maintenance costs of the machine in the three-year
period will be $35,000 per windmill.
4. The cost of shutting down a portion of the coal plant to achieve the same
energy production as the windmills is $1,000,000.
5. There will be a decrease in staff productivity compared to coal burning
operations. It was calculated on the average hourly rate of the ten specialized
staff of $55 and the number of hours added over the three year-period, 450.
Three current coal plant workers who will lose their jobs is three at a wage of $35
per hour.
6. As a widely supported community project with an investment in every aspect
of the community’s well being, quality of life expected from reductions in pollution
is considered in the cost calculation. The medical center conducted an analysis
has concluded that the value of increased life expectancy should be included as
a benefit to the community. The quality of life of 5,000 residents is expected to
be increased by an average of dollars over three years. The average benefit of a
resident (including all men, women and children) over a three year period is
estimated to be $1500.
7. The three year savings on other pollution damage to buildings and grounds
calculated by the Sierra Club is $7,000,000.

working for a big private equity client – EDGE solutions ltd – who is looking to open

Optimal allocation to be invested in real estate. You should consider the follow-
ing asset classes: equities, bonds, direct real estate, indirect real estate. You should
download historical total returns for each asset class. Monthly returns are preferred
but you should also test the implications of different time-periods. For equities, you
should download UK FTSE All Share total returns, for bonds you should download
UK 10 years GILT total returns, for direct real estate you should download UK IPD
index total returns, for indirect real estate you should download the UK EPRA total
returns. On this, you will meet an external consultant from Data-stream who will
offer help and advice on October 17th.

Based on the data, your report should have a descriptive statistics section, where
you will present descriptive statics about the returns of the various asset classes (e.g.
graphs, mean, standard deviations), discuss the risk/return properties (e.g. by pre-
senting the Sharpe Ratios) and discuss the auto-correlation and the correlation be-
tween asset classes.
Then, your report should suggest an optimal portfolio allocation based on the
concept of ef?cient frontier. Dr. Stanimira Milcheva, head of the Financial Strategy and
Management division, will run a number of lectures and workshops helping you to
obtain the necessary technical skills.
You should discuss how the issue of smoothing may affect your optimal allocation
and compute the optimal allocation with de-smoothed IPD returns.
Optimal capital structure. You should use the REIT company Land Securities as a
benchmark. You should compute Land Securities shares historical total returns and
compute the company’s beta (CAPM model). You should use both a balanced allo-
cation (equal weights in equities, real estate and bonds) as well as an equity index
(FTSE All Share) as the market portfolio and explore the different implications.
Based on the beta of Land Securities, and possibly other companies, you should dis-
cuss the return expected by investors in REITS. Exploring the last annual report of

I started to leave when Zig called me back. “Let me show you my pictures,’ he beamed. In the entry hall of his office are pictures of more than 20 people whom he acknowledges made him a success. It is essentially his “people whose shoulders I stand upon” wall of recognition. Zig is right. We all stand on the shoulders of others. Here are some that I stand on:

The registered nurse is making a home care visit to a patient recovering from a deep partial thickness burn of the left hand, forearm, and left side of the chest. The RN assesses the wound and asks the patient and family member who assists the patient to describe how wound care is performed. The RN learns that honey has been used instead of the topical antibiotic, silver sulfadiazine (Silvadene), because it is hard for them to clean the wound after the Silvadene is used and the process is very painful. When the nurse asks the patient to rate the pain on a 0-10 verbal pain scale the patient responds “It is an 8. I had so much pain when I was in the hospital I keep having nightmares.”
Discuss appropriate nursing interventions based on this scenario. Would the RN support the continued use of honey or would the RN emphasize the need to only use the Silvadene, which was ordered by the health care provider, for wound care? What else would the nurse consider? What evidence would support the RN’s decision?
